Ivan Cakarevic

With over 12 years of hands-on property development experience, Ivan has been involved in the conception, development, and commercialization of the leading masterplan developments in South-East Europe.
Ivan was part of Porto Montenegro’s executive team that successfully transformed a derelict 24-hectare military base into the Mediterranean’s leading luxury yacht resort. Led by Peter Munk, the founder of Barrick Gold, the world’s largest gold producer, investors included Lord Jacob and Nathaniel Rothschild and Bernard Arnault, the Chairman and CEO of luxury goods conglomerate LVMH. Ivan was responsible for implementation of strategic initiatives including a championship golf course development and a super-yacht servicing facility. Ivan managed financial modeling and budgeting for the overall project and spearheaded multidisciplinary task team with government representatives for overcoming administrative hurdles for the project’s implementation. Weathering the 2008 global financial crisis, Ivan worked closely with the team on raising additional equity and arranging a major syndicated loan for construction financing.
In 2014 Ivan joined Belgrade Waterfront, a 3-billion US Dollar urban renewal development project on a 100-hectare site in downtown Belgrade by Mohamed Alabbar (the founder and chairman of Emaar Properties, one of the largest real estate development companies in the world). The project comprises 1.8 milion square meters of residential, office and commercial space introducing a 5-star St. Regis Hotel and Residences along with a W hotel and the biggest shopping mall in the region. As Head of Business Development and Sales, Ivan designed and successfully orchestrated the project’s international launch and subsequent off-plan sales.
With a banking background and a multidisciplinary mindset, Ivan can undertake complex due diligence, identifying fundamental value drivers that make a real estate project successful. He can detect key risks and devise cost-effective ways to mitigate them. Clients find his regional market insights invaluable in analyzing how a particular project fits into their investment portfolios.
Ivan established Rooftop Capital in 2016 to offer his clients a range of attractive investment and property development opportunities in South-East Europe.
He holds a Master in Business Administration degree in Finance from Goizueta Business School, Emory University, Atlanta, USA, and is a professional member of the Royal Institution of Chartered Surveyors (MRICS).
